Supervises and motivates Facilities Maintenance team, in delivering superior customer service and ensuring compliance to corporate and regulatory guidelines, code, regulations and legislation, federally and provincially at multiple sites. The incumbent will work with management team members and enabling support functions in supervising account operations. Ensures appropriate training is provided to all operators in all aspects of safety and operational procedures and they have access to appropriate tools and equipment to uphold a positive corporate image for its reputation and service excellence.
Things You Are Great At:
Monitor daily and weekly variance analysis contracting actual performance against budget, realigning and developing action plans as necessary ensuring targets are achieved
Participate as an active member of client and customer committees/activities as required
Develop detailed service quality specifications for the unit to meet the requirements of the Project Agreement and facilities management output specifications
Oversee and direct daily plant operations including planning and scheduling work for the FM team ensuring proper distribution of work via concept, staffing, space, equipment, and supplies for efficient performance of duties within the area of accountability.
Coordinate and schedule the rotation of the plant team throughout the assigned areas, as business volume requires. Ongoing review of maintenance for facilities units to improve efficiency and utilization.
Monitor plant operation, adjusts, and maintains mechanical equipment such as chillers, boilers, air handlers and pumps to provide chilled water, steam, hot water, RO/DI and air conditioning to the facility
Recommend any required changes in operating procedures to the Contract Representative.
Ensures safe operation and procedures are adhered to by overseeing all building operator.
Manage, coordinate and report all emergency situations by determining nature of the incident, ensuring the safety and security of the facility, contacting emergency service, and organizing repairs and replacement equipment.
Make sure all preventive maintenance as outlined by P.M. Concept which are issued weekly are done accordingly
Oversees 3rd party contractors for the safe and compliant operation, maintenance both corrective and preventive.
Responds to Fire Alarms as part of the fire response team
Familiar with the Quality Management system (CMMS)
Adheres to the occupational health and safety acts and other legislative enactment
Fosters and maintains an effective working relationship with the respective client, customers, suppliers and partners
Demonstrates an advanced customer service culture throughout all services being delivered within the scope of work
Demonstrates a visible presence within the operations they oversee while working alongside the team in delivering the contracted services, improving business efficiency, achieving budgetary compliance
Perform other related duties as required and as assigned by Contract Representatives.
This role is part of an Integrated Facilities Management Solution that provides a diverse portfolio of services to our client. A requirement of this position, in addition to the duties listed above is to provide other services as required. These duties are assigned at the sole discretion and frequency of Dexterra as a strategy to respond to timelines and penalty avoidance specific to this contract. While tasks assigned will not require staff to perform tasks requiring certifications they don’t hold, they will be asked to provide tasks as required to maintain a positive and supportive relationship with our client. This could be up to 20% of the job requirement in any given fiscal year.
Undergraduate degree in Engineering or one or more integrated facilities management services preferred
Minimum of 6 years as a Contract/Facility Manager or Maintenance Manager
Previous experience as operational team lead working in a large multi-disciplinary environment
Previous experience in leadership role in a multi-function business contract
Public Works and Government Services Canada, level 2 Secret clearance required.
Ability to read and interpret mechanical/electrical blueprints;
Knowledge of Occupational Health and Safety Act, knowledge of Workplace Hazardous Materials Information Systems (WHMIS) and First Aid and CPR training;
Knowledge of Provincial Building Code & Regulations, Canadian Electrical Code, Provincial Fire Code and Electrical Safety Authority;
Computer literate. Knowledge of CMMS is an asset.
Obtain all necessary certifications and accreditations as required
Must have initiative and the ability to work alone or with a team
Positive outlook, good communication and interpersonal skills are required
Must be computer literate
Documented proof of Worker or Supervisor health and safety awareness training, as applicable (as per Ontario’s Occupational Health and Safety Act regulations). This training can be provided to the successful candidate if needed.
